If you’ve ever sat through a project kickoff and heard “we’ll handle the BIM coordination,” you’ve probably nodded along without being entirely sure what that means for your building, budget, or timeline. You’re not alone. BIM — Building Information Modeling — is one of the most misunderstood services in construction, largely because it gets reduced to “making a 3D model.”

That’s like saying an X‑ray is “just a picture of your bones.” Technically true. Massively understates the point.

The 3D model is the by‑product, not the product

When you hire a BIM/MEP coordination team, the 3D model itself isn’t the deliverable — it’s the tool. The real product is what happens when every discipline’s design gets layered into that model at the same time: structural, mechanical, electrical, plumbing, fire protection, and architectural, all in one coordinated environment.

Individually, each discipline’s drawings can look perfectly correct. A structural engineer places a beam exactly where the structural calculus says it should go. An MEP engineer routes a duct exactly where airflow calculations say it should go. Both are right — and both can occupy the same physical space, which is a problem no one discovers until a crew is standing in that spot with a duct that won’t fit.

LOD: the detail level no one explains well

  • LOD 400: Fabrication‑ready detail with manufacturer data, tolerances, assembly and installation information — suitable for shop drawings and spooling.

Asking your BIM provider what LOD your project needs at each stage isn’t a technical formality. It’s the difference between a model that helps you plan and a model that’s actually buildable from.

As‑built models: the value that outlives construction

Coordination during design gets the most attention, but the as‑built model — the final, updated model reflecting what was actually constructed, including field changes — is arguably the most valuable long‑term asset a building owner receives.

Years down the line, when a facilities team needs to know exactly where a valve, duct run, or cable tray sits behind a finished ceiling, that as‑built model is the difference between a five‑minute lookup and a ceiling full of exploratory holes. Research indicates BIM‑enabled facility management can significantly reduce O&M costs, with some studies suggesting potential savings in total facility management cost on the order of up to one‑third when as‑built data is properly integrated into maintenance systems.

Why this matters even if you’ll never open the model yourself

Most clients never open a BIM model directly — that’s fine, that’s not the point. The point is what the model prevents: rework, disputes between contractors over whose trade caused a delay, safety issues from poorly coordinated fire and life‑safety systems, and the slow bleed of change orders that turn a fixed‑price project into a moving target.

Good BIM coordination is invisible when it’s working. You don’t notice the clash that never happened. You just notice that the project ran the way it was supposed to.
